A written scope, not a phone number.
We do not quote a finish from a description. The free on-site look is how we see the cause, the substrate, and what else the failure touched. The written scope names the repair, the materials, and the sequence, and it is the number you pay.
If the job changes once the wall is open, we stop and show you before we continue. A new line item is a conversation, not a surprise invoice.
When the town needs to see it.
Structural work, new circuits, plumbing changes, and replacements usually need a permit. Cosmetic repairs often do not. We check with the town before we start, pull the permit where it is required, and meet the inspector.
If a property manager or condo board needs a certificate of insurance, we supply it before the crew arrives.
Access, pets, and the workday.
We schedule a window, not a vague morning. Clear a path to the work area, put pets in a closed room, and tell us about any alarm, gate, or parking restriction. If the job needs the water or power off, we tell you before we start.
Most repairs are done in one visit. Multi-day work gets a daily plan and a walk-through at the end.
What we specify on the Shore.
Stainless fasteners on exterior work. PVC or cement trim where pine would rot. Exterior-rated caulk at the joints that move. Flexible coatings that can take salt air and sun. Interior finishes selected for the room, not the price sheet.
We bring samples when the choice matters and explain the trade-off between maintenance and life. A cheaper material that fails in two years is not cheaper.
What to do if something is not right.
Call the number on the estimate. A workmanship issue is our return trip, not a new invoice. We test the repair with you at the walk-through, and we write down anything that needs a follow-up.
If the issue is outside the scope, we say so and quote it separately. The goal is a house that works, not a punch list that never closes.
Some numbers need a look.
A roof leak, a soft floor, and a slab leak all have more than one cause. Quoting the visible symptom without seeing the substrate is how a cheap estimate becomes an expensive surprise. Those jobs get a free on-site look before a number.
Small, well-described jobs can often be scoped from the call. If we can quote it accurately, we will; if we cannot, we say why.
What happens if the repair fails.
We test the repair with you at the walk-through and leave a written scope that names the work. If something we installed fails, call. A workmanship issue is our return trip, not a new invoice.
If the failure is a different component or a new condition, we show you the difference and quote it separately. We do not hide a callback behind a new estimate.
Access makes the estimate better.
Clear a path, unlock the gate or crawlspace, and put pets in a closed room. If the water or power has to be off, tell us before we arrive. If a stain only appears after rain, say that; if it appears after a shower, say that instead.
The more of the room we can see, the fewer assumptions the scope has to make.
How we handle a return visit.
Call the number on the estimate. If the issue is workmanship, the return trip is on us. If it is a different component or a new condition, we show you the difference and quote it separately.
We would rather come back and correct something than have you live with a repair that is not right.
Access, moisture, and the whole room.
A leak behind a cabinet, a soft floor under a rug, and a stain above a ceiling tile are all hidden until something is moved. We need to see the room, not just the fixture, to quote the repair honestly.
If the area cannot be opened on the first visit, the scope says so and the follow-up is scheduled.
Ask a person, not a search engine.
If the answer is not here, call (732) 333-7800 and describe the room. We will tell you which trade fits and whether it needs a look before a scope.
For a rental, a condo, or a commercial space, tell us about the authorization and the COI at the start. It saves a day of paperwork later.
Tell us what is wrong. We will tell you what it takes.
