What to know before the visit.

Have ready

Move furniture out from under the repair and put down a drop cloth if the piece cannot move. Note when the stain appeared and whether it grows after a heavy rain or after a shower runs, because that splits a roof source from a drain or supply source. We check three things: the moisture content of the board at the center of the stain, the framing above the patch for rot or a wet joist, and whether the existing texture is painted or bare. Each changes how we repair.

The visit

A water ring gets cut back to dry board, not painted. We match the texture on a sample first, then prime with a stain blocker so the tannin from the leak does not bleed through the new paint. If the joist bay is still wet, we do not close it.

Popcorn that has to stay gets a patch feathered into the existing texture. Scraping a square and leaving a smooth island is the repair people notice from the doorway.

Permit

Patching drywall on a ceiling normally requires no permit in New Jersey. It becomes part of a permitted scope when the repair is tied to new work, such as re-routing plumbing, adding a fixture box, or repairing structure. If the leak is active, no permit fixes it; the source has to be repaired first. We do not close a ceiling over a leak that is still running, whatever the paperwork says.

On the Shore

Ceilings in this area take a beating from above. Wind-driven rain finds a boot or a chimney flashing, and the stain shows up on the ceiling weeks later. Humidity from an unconditioned attic and the freeze-thaw cycle at the roof deck make the leak path move. We cut back to dry board rather than sealing a wet stain, and we check the joist bay above for moisture before the patch goes in. Tannin from wet wood bleeds through ordinary paint.

When we leave

The finish is checked by eye and by hand before we call it done. We feel the patch for a ridge or a dip along the feathered edges, look at it in raking light from across the room with a light held low, and confirm the texture blends into the surrounding field rather than stopping at a hard line. The stain-block primer must be dry and the patch sanded. We clean the dust we made, and we tell you which paint sheen and product to use on the final coat.

Built with

A patch uses drywall of a thickness that matches what is up there, often a thinner board in an older house, fastened to new blocking or to the joists with screws rather than nails. Joint compound is applied in thin coats and feathered wide, then sanded. A stain-blocking primer goes on before paint so the water mark and the wood tannin do not bleed. Texture is a matching spray or a thinned compound applied with the right tool.

FAQ

Ceiling Repairs questions

Have another question? Call (732) 333-7800 anytime.

Do you test popcorn before scraping?

Yes. If it has to come down, we test before we sand the house full of it.

Can you repair a ceiling from the attic side?

We can see the leak from above. The finish repair is still from below, because the texture lives on the room side.

What if the stain is from a roof, not a pipe?

We do not close the ceiling until the roof or the boot is dry. Painting a live leak is not a repair.

Nail pops in a straight line?

That is a truss or a joist moving. We screw off the board and reset the tape along that line instead of spackling each pop.

How big a patch can you blend?

A few feet, feathered. A whole bay of new board is a respray or a skim of that area, and we quote it that way.

Do you paint the whole ceiling after?

The patch gets primed. A full ceiling coat is the only way a repair disappears in raking light, and we offer it as its own line.

The stain is dry and old. Can you just paint over it?

Paint alone lets the mark bleed back through, sometimes within days. The right sequence is a stain-blocking primer over dry board, then the finish coat. If the board is soft when we probe it, the patch is cut out instead.

Will the patch be visible in the light from my window?

Any patch can read in raking light if the texture or the sheen does not match. We feather the compound wide, match the texture, and prime the patch. Making it truly disappear usually means coating the whole ceiling plane.

Can you fix the ceiling without me fixing the roof?

We can repair the drywall, but if the roof or the flashing is still leaking, the new finish will stain again. We would rather tell you to get the source fixed first and then schedule the ceiling. Closing a live leak is not a repair, it is a delay.

The whole ceiling has small cracks in a pattern. Is that the drywall?

That is usually the compound at the joints or the texture itself checking, not a structural crack. We open one to confirm the board is sound, then skim and re-texture the area rather than patching each crack line. A crack that is wide and straight is a different problem.
