Aberdeen
Cliffwood Beach sits on Matawan Creek, and the rest of Aberdeen is Route 35 split-levels and capes set back from the parkway.
Allenhurst
Allenhurst is a few ocean blocks and a lake edge, with early houses that were built to be seen from the sidewalk.
Asbury Park
Boardwalk cottages, converted Victorians, and rental buildings a block off Cookman take weather and tenant turnover at the same time.
Atlantic Highlands
The harbor is flat and windy. The avenues up toward Mount Mitchill are steep, older, and full of additions that step down the hill.
Bayville
Bayville is lagoon lots and Cedar Creek humidity, with houses that were built as seasonal places and now live here all year.
Belmar
Belmar is a boardwalk town with small lots, Shark River edges, and houses that rent in the summer and break in September.
Bradley Beach
Bradley Beach lots are small, the houses are close, and a lot of them are still bungalows with additions pushed to the setback.
Brick Township
Brick's lagoon sections and the streets off the Metedeconk sit on a high water table. The inland side is a different house: ranches on sandy soil with long driveways.
Colts Neck
Colts Neck lots are long, the houses sit far from the road, and a lot of them are on wells and septic with outbuildings.
Deal
Deal houses are large, often seasonal, and built with trim and roof edges that are meant to look unbroken from the street.
Eatontown
Eatontown is Route 35, the old Fort Monmouth edge, and a mix of post-war ranches and small retail with an apartment above.
Elberon
Elberon is the ocean section of Long Branch with larger houses, deep lots, and trim that takes salt every week the wind is east.
Englishtown
Englishtown is the west end of Monmouth, a small downtown and ranches on lots that still have septic beyond the borough center.
Fair Haven
Fair Haven sits on the Navesink. The houses under the trees stay damp on the north side, and the river lots take humidity even when it has not rained.
Farmingdale
Farmingdale is a small borough next to Allaire, with ranches and capes on lots that are bigger than the shore towns and closer to the pines.
Freehold
Freehold Borough is Main Street and older houses on small lots. Freehold Township is Route 9, townhomes, and colonials in developments with an HOA document nobody read before they painted the door.
Hazlet
Hazlet runs from the Raritan Bay streets down to the Parkway, with split-levels and ranches and Natco Lake humidity in the middle.
Highlands
Highlands is steep, close to the water, and full of houses that were rebuilt or raised after Sandy and houses that were not.
Holmdel
Holmdel is larger colonials, a lot of them in developments with rules, and a handful of older houses on the edges near the parkway.
Howell
Howell lots are bigger, the driveways are longer, and the houses are a mix of ranches, colonials, and splits with detached garages that became workshops.
Jackson
Jackson stretches from the pines to Six Flags, with larger lots, septics, and houses that were expanded one room at a time.
Keansburg
Keansburg is a bay town of small lots, bungalows, and houses rebuilt after Sandy sitting next to houses that were patched.
Keyport
Keyport has a waterfront downtown and houses stepping uphill off the bay, with older storefront apartments and detached houses on tight streets.
Lakewood
Lakewood houses are a mix of older ranches and newer, larger homes that were expanded for bigger households: added baths, finished basements, and panels that ran out of spaces.
Lake Como
Lake Como is a few blocks between the lake and the ocean, with cottages that were winterized later than they should have been.
Little Silver
Little Silver is the river and the train. Older colonials, a lot of trees, and baths that were added over kitchens in the 1960s.
Long Branch
Long Branch is two housing stocks on one map: oceanfront condos and avenues of older, larger houses, then inland ranches and splits toward the parkway.
Manalapan
Manalapan is Route 9 and the developments south of it: large colonials, HOAs, and decks that were built with the house and flashed poorly.
Manchester Township
Manchester is Pine Lake Park, Whiting, and retirement communities: single-story houses, longer driveways, and HVAC that runs more months than the shore cottages.
Manasquan
Manasquan is the inlet, the river, and the beach. Houses rent, and they also flood at the inlet streets in a way the inland side of town does not.
Marlboro Township
Marlboro and Morganville are development colonials, many from the 1980s and 1990s, with builder decks, builder baths, and panels that are now full.
Matawan
Matawan is the train, Lake Lefferts, and a downtown of older houses with apartments, plus Aberdeen right on the border.
Middletown
Middletown is several towns inside one border: bayshore in Belford, Port Monmouth, and Leonardo; hills and older centers in Lincroft and Navesink; ordinary subdivisions everywhere else.
Monmouth Beach
Monmouth Beach is a narrow strip between the ocean and the river. There is no 'inland' version of this town. Every house is in the weather.
Neptune Township
Neptune Township contains Ocean Grove's cottages, Shark River Hills, and the ordinary residential streets people mean when they say Neptune. Those are three different jobs.
Ocean Township
This is Ocean Township: Wayside, Oakhurst, Deal Road, and the neighborhoods against Wanamassa. Our office is on Brook Drive, so these streets are the ones we drive before anyone else.
Oceanport
Oceanport is the river, the old fort edge, and a small downtown. Houses are a mix of newer builds on former fort ground and older river streets with crawls.
Ocean Grove
Ocean Grove is a Victorian grid inside Neptune Township, with tents, tight lots, and a historic look that does not survive a random vinyl repair.
Old Bridge
Old Bridge is mostly Middlesex, touching our Monmouth run: Laurence Harbor on the bay, and inland neighborhoods off Route 9 and Route 18.
Point Pleasant
Point Pleasant is the borough near the inlet and the beach, and the township inland across the river. People say the name and mean both.
Red Bank
Red Bank is a downtown of older houses, plaster, additions, and brick, with the Navesink at the bottom of the hill.
Rumson
Rumson is river estates, Oceanic Bridge approaches, and large houses with long drives, mature trees, and mechanical rooms that are not always above the water the river has reached.
Seaside
Seaside Heights and Seaside Park share a barrier island, a boardwalk, and houses that rent hard from Memorial Day to September.
Sea Bright
Sea Bright is a barrier spit with a sea wall, a river behind, and houses that were rebuilt after Sandy beside houses that were repaired in place.
Sea Girt
Sea Girt is a quiet beach town with the armory, larger houses, and a downtown of small lots a few blocks from the ocean.
Shrewsbury
Shrewsbury is a small downtown, Route 35, and older houses tucked behind the commercial strips, plus a few streets of ordinary residential stock.
Spring Lake
Spring Lake is the lake, the ocean, and large houses with porches, many of them old enough to have real plaster and real wood windows.
Tinton Falls
Tinton Falls is split-levels, colonials, and the commercial edge along the parkway, with Pine Brook and the older streets mixed in.
Toms River
Toms River is a large township: downtown and the river, lagoon sections, Ortley and the barrier-island edge, and pine-oak neighborhoods to the west.
Union Beach
Union Beach is a bay town that rebuilt after Sandy. Raised houses stand next to houses that were repaired lower. The lots are small and the wind comes off the bay without much in the way.
Wall Township
Wall Township runs from Allenwood and the shops on Route 34 to neighborhoods that touch the Shark River and the Belmar line. The west side is inland. The east side feels the shore.
