What we actually fix
in Highlands homes.
Every Jersey Shore and inland town has its own housing stock, water table, and weather exposure. Here is what our trucks see every week in Highlands.
Why Highlands homes fail where they do
Raised houses have new pilings and old contents: a bath stack that was extended, a wire run that is now too short, and a deck stair down to a grade that keeps moving. The unraised cottages still have low mechanicals and a sump that is not optional.
On-site diagnosis before we quote
Wind off the bay hits the exposed face. Rake boards and meter-side cables are the wear items. We do not lean a ladder on a gutter that is the only thing holding the fascia on.
Extended stacks in raised homes
A long vertical run needs support and a vent that still works. We check the vent before we blame the fixture.
Low cottages
Mechanical equipment below the flood line is a conversation. We will repair a heater. We will also tell you if it is sitting where the next tide reaches.
Exposed rakes
Probe, splice, prime. Paint is last.
We look at the work in person, name what failed, and leave a written scope before we start.

What shapes the work in Highlands.
Housing stock
Coastal & Oceanfront: 316 stainless & PVC trim specs is the local condition that shapes the work, but the housing stock matters just as much. Highlands is steep, close to the water, and full of houses that were rebuilt or raised after Sandy and houses that were not.
The jobs we see most in Highlands are Extended stacks in raised homes, Low cottages, Exposed rakes. They are not isolated failures. A soft floor, a stained ceiling, and a sticking door usually share one cause, and fixing only the visible symptom is how a repair becomes a return visit.
We look at the room as a system: the water path, the framing, the finish, and the ventilation. That is why the written scope may name more than the item you called about, and why we show you the reason before adding it.
Permits and local rules
Highlands follows Monmouth County permit practice for structural, electrical, plumbing, and mechanical work. Repairs that replace like with like often do not need a permit; work that changes a system or opens a structure usually does. We check before we start and pull the permit when it is required.
Condos, co-ops, and commercial spaces may also require a certificate of insurance and building-management approval before a crew can start. We supply the COI and coordinate access when the property manager needs it.
The right month
Spring is the busiest season for exterior work: decks, roofs, gutters, and drainage. Summer is interior season, because the weather lets us open a wall and close it the same week. Fall is the window for exterior paint and roof repairs before the first freeze. Winter is for interior repairs, plumbing, and the punch list that waited all year.
If a repair can wait for the right window, we say so. If it cannot, we schedule it around the weather and protect the work until it cures.
From the first call to the walk-through
You call and describe the room and the symptom. We schedule a free on-site look inside a window that fits your day. Because we dispatch from Ocean Township, most Monmouth County towns get a look within a day or two, and active water gets priority.
On site we identify the cause, check what else it touched, and leave a written scope. Work begins after you approve it. Floors are protected, debris leaves with us, and the repair is tested with you before we pack up.
If the job needs a permit, we pull it. If it crosses trades, it stays on one scope. That is the whole promise, and it is the reason most of our work comes from repeat customers and neighbors.
Highlands homeowner questions
6 local answers for Highlands properties. Call (732) 333-7800 if yours is not here.
Do you work on houses that were lifted?
Yes. The new structure and the old mechanicals meet at awkward joints. That joint is where we start.
A stair down from a raised deck that feels loose?
The bottom footing moved. We rebuild the bottom, not the handrail.
Can you get a truck up the steep streets?
Most of them. A few drives need a smaller load. Tell us if you have ever bottomed out a car there.
What should be on a battery backup?
The sump, if you are still at grade. A raised house may have moved the problem, and we look before we sell the battery.
Bay wind and exterior doors?
The strike no longer meets because the slab of the door moved. We adjust or we replace the weatherstrip only after the door actually closes square.
Are the downtown flats different from the hill?
The flats flood. The hill slides water downhill into the uphill wall. Say which house you have.

Rumson, NJ
Rumson is river estates, Oceanic Bridge approaches, and large houses with long drives, mature trees, and mechanical rooms that are not always above the water the river has reached.
Middletown, NJ
