What we actually fix
in Seaside homes.
Every Jersey Shore and inland town has its own housing stock, water table, and weather exposure. Here is what our trucks see every week in Seaside.
Why Seaside homes fail where they do
Wind, sand, and flood are the materials. East rakes, slider tracks, exterior GFCIs that trip because the box is full of salt, and pilings or block foundations with stairs that work loose. A rental turn in September is locks, fans, caulk, and the slider. A storm turn is the rake and the sump or the low heater.
On-site diagnosis before we quote
We do not schedule a noisy multi-day deck build for the middle of July if the house is rented. We will do an emergency any week.
September turns
Locks, fans vented out, tub caulk, slider rollers, GFCI that actually resets.
East rakes
Lifted shingles and a soft rake board repaired together.
Low heaters and exterior GFCIs
Flood-honest notes, and a GFCI in a wet-rated box with a gasket that has not dried out.
We look at the work in person, name what failed, and leave a written scope before we start.

What shapes the work in Seaside.
Housing stock
Barrier Island & Lagoon: Salt-air & flood-grade specs is the local condition that shapes the work, but the housing stock matters just as much. Seaside Heights and Seaside Park share a barrier island, a boardwalk, and houses that rent hard from Memorial Day to September.
The jobs we see most in Seaside are September turns, East rakes, Low heaters and exterior GFCIs. They are not isolated failures. A soft floor, a stained ceiling, and a sticking door usually share one cause, and fixing only the visible symptom is how a repair becomes a return visit.
We look at the room as a system: the water path, the framing, the finish, and the ventilation. That is why the written scope may name more than the item you called about, and why we show you the reason before adding it.
Permits and local rules
Seaside follows Ocean County permit practice for structural, electrical, plumbing, and mechanical work. Repairs that replace like with like often do not need a permit; work that changes a system or opens a structure usually does. We check before we start and pull the permit when it is required.
Condos, co-ops, and commercial spaces may also require a certificate of insurance and building-management approval before a crew can start. We supply the COI and coordinate access when the property manager needs it.
The right month
Spring is the busiest season for exterior work: decks, roofs, gutters, and drainage. Summer is interior season, because the weather lets us open a wall and close it the same week. Fall is the window for exterior paint and roof repairs before the first freeze. Winter is for interior repairs, plumbing, and the punch list that waited all year.
If a repair can wait for the right window, we say so. If it cannot, we schedule it around the weather and protect the work until it cures.
From the first call to the walk-through
You call and describe the room and the symptom. We schedule a free on-site look inside a window that fits your day. Because we dispatch from Ocean Township, most Ocean County towns get a look within a day or two, and active water gets priority.
On site we identify the cause, check what else it touched, and leave a written scope. Work begins after you approve it. Floors are protected, debris leaves with us, and the repair is tested with you before we pack up.
If the job needs a permit, we pull it. If it crosses trades, it stays on one scope. That is the whole promise, and it is the reason most of our work comes from repeat customers and neighbors.
Seaside homeowner questions
6 local answers for Seaside properties. Call (732) 333-7800 if yours is not here.
Heights or Park?
Say which. The housing is similar and the access is not identical. Both are island calls.
Can you be there in August for a dead AC or a leak?
Yes. That is an emergency, not a renovation. Renovations wait for the gap in the rental calendar.
A stair down from a deck that sways?
The connection at the top or the footing at the bottom. We repair the connection. We do not tighten a handrail and leave the sway.
Sand in everything?
We clean what we need to make the door or the slider work. A house cleaning service is not us.
Where does debris go in a rented block?
In the truck the same day. We do not leave a pile for the Saturday rental.
What should an owner test in May?
GFCI, slider lock, sump if the house has one, and the rake from the ground with binoculars if you do not want us up there yet. If the rake looks waved, call.

Toms River is a large township: downtown and the river, lagoon sections, Ortley and the barrier-island edge, and pine-oak neighborhoods to the west.
Brick Township, NJ
Brick's lagoon sections and the streets off the Metedeconk sit on a high water table. The inland side is a different house: ranches on sandy soil with long driveways.
Bayville, NJ
Bayville is lagoon lots and Cedar Creek humidity, with houses that were built as seasonal places and now live here all year.
Point Pleasant, NJ
Point Pleasant is the borough near the inlet and the beach, and the township inland across the river. People say the name and mean both.
