Floor Leveling and Subfloor Repair, on one written scope.
Soft or out-of-level subfloors fixed before any finish goes down.

What’s included on a floor leveling and subfloor repair visit.
We inspect the cause, check what else it touched, and leave a written scope with materials and timing. The visit is free and there is no obligation to book the work.
What to know before the visit.
Have ready
Clear the room and pull up the old floor covering so the subfloor can be seen, and note where the floor feels bouncy or noisy underfoot. If there is access below, clear a path to the basement or crawlspace. Three checks come first. A straightedge is laid across the room in several directions to measure how far the surface dips or humps. The framing below is read where exposed, looking for water staining or a joist that has pulled away. The panels are probed for soft spots.
- Probe for soft spots
- Sister or replace the substrate
- Self-leveler or feather patch
- Check the flatness
The visit
A floor leveling and subfloor repair visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.
What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For floor leveling and subfloor repair, the tell is usually visible on the first visit, and we say what it means in plain English.
Permit
Flattening a floor with patching or self-leveling compound does not require a permit in New Jersey. Replacing subfloor panels over existing framing usually does not either, since it repairs the same assembly. Where it changes is when joists are cut, sistered, or replaced, or a beam or post is added or moved, because that touches structure. That is raised with you before it starts.
On the Shore
Moisture from below is what takes subfloors apart here. Damp crawlspaces and slabs push vapor up into the panel, so the underside swells, fasteners lose their bite, and the floor above starts to feel springy. A floor flattened while it was still wet will move again as it dries. Repairs favor exterior-rated panels, fasteners that will not corrode, and handling the moisture source before compound goes down.
When we leave
Flatness is rechecked with the same straightedge used at the start, in the same directions, so the before and after can be compared. The repair area is walked to confirm it feels solid and does not creak. Fastener heads are checked to make sure they sit below the surface, since anything proud telegraphs through new flooring. You are told what was repaired and where, so the flooring goes over a known surface.
Built with
Framing repairs use kiln-dried dimensional lumber for sisters and blocking, with structural screws and joist hangers where a joist end has to be carried. Subfloor panels are exterior-rated plywood or oriented strand board, glued and screwed on a schedule rather than nailed, which quiets the floor. Wide dips are taken out with self-leveling underlayment over a primed surface, and small changes in plane with a troweled feather patch.
How soon can we book this?
Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Floor Leveling and Subfloor Repair is booked from the same Ocean Township base.
Do you work weekends?
Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.
Is this licensed work?
Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.
What if the job turns out bigger?
We stop and show you before we go any further, then quote the additional scope separately.
Will you clean up?
Floor protection, dust control, and haul-away are part of the visit, not an add-on.
Can you level just one room?
Yes, a single room or one part of a room is a normal scope, especially where a floor dips around an old repair. The straightedge shows where the low area is. Working one room at a time keeps the rest of the house usable.
Do I need to move out while this is done?
No, but the room being worked on is out of service while compound cures. Access below matters too, so the basement path has to stay clear. Most people stay home and keep to other rooms.
Will the repair make the floor perfectly flat?
It gets the surface flat to the tolerance the new flooring requires, which is what a floor needs. A house that has settled for years may never be perfectly level. Flatness and level are different goals, and flatness is the one that matters.
What if the joists are the problem, not the subfloor?
That is what the look below is for. A joist that is cracked, rotted at the end, or notched too deeply is dealt with before anything is poured or patched, because patching over a failing joist hides it. You are told if the framing scope changes.
