Steps, Stoops, and Chimney Repair, on one written scope.
Rocking steps, cracked stoops, and chimney crowns that wash water into the flue.

What’s included on a steps, stoops, and chimney repair visit.
We inspect the cause, check what else it touched, and leave a written scope with materials and timing. The visit is free and there is no obligation to book the work.
What to know before the visit.
Have ready
Clear the stoop and the hearth area before the visit, and take down mats, planters, and anything mounted to the masonry. If the chimney is in use, say what burns in it, because a wood, gas, or oil flue changes how the crown and the flue are handled. The first three checks are the same every time: tapping the masonry with a hammer to find hollow, drummy sections, sighting the risers and treads for even dimensions and a level landing, and looking at where the crown sheds water and how the flashing meets the roof.
- Sound the structure
- Rebuild the weak course
- Rebuild the crown
- Pitch the water away
The visit
A steps, stoops, and chimney repair visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.
What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For steps, stoops, and chimney repair, the tell is usually visible on the first visit, and we say what it means in plain English.
Permit
Repointing mortar joints and rebuilding a chimney crown are repair work and normally do not require a building permit in New Jersey. A permit usually comes into play when steps or a stoop are rebuilt beyond the existing footprint or height, when the work ties into a foundation, or when the flue liner itself is replaced, which also involves the local fire official. Anything that changes the structure gets checked before work starts.
On the Shore
A chimney takes the worst of the weather here: wind-driven rain on three faces, salt fog, and repeated freezing. Water soaks into the crown and the brick above the roofline, freezes, and pushes the face off the brick, which is why spalling shows up high first. The crown has to shed water instead of holding it, so it gets a real slope, an overhang past the brick, and a drip edge. Mortar should be softer than the brick it holds.
When we leave
Before packing up, the technician pours water across the new crown and watches it run off the overhang instead of standing on top or running down the flue. The door is opened and closed over a rebuilt stoop to confirm nothing shifted the threshold, and the railing is pulled and pushed to check its anchors. The care note covers keeping weight off the steps while the mortar cures and not lighting a fire until the masonry has set.
Built with
Joint mortar is a pre-blended Type N or Type S, matched to how hard the existing brick is, because too hard a mortar cracks the brick faces instead of the joint. Crowns are rebuilt with a concrete mix and an acrylic bonding additive, or with a cast stone crown set in mortar. Flashing is stainless or copper rather than plain galvanized, and treads are often bluestone or cast stone set with a slight forward pitch so water leaves the tread.
How soon can we book this?
Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Steps, Stoops, and Chimney Repair is booked from the same Ocean Township base.
Do you work weekends?
Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.
Is this licensed work?
Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.
What if the job turns out bigger?
We stop and show you before we go any further, then quote the additional scope separately.
Will you clean up?
Floor protection, dust control, and haul-away are part of the visit, not an add-on.
Do you have to rebuild the whole chimney if only a few bricks are bad?
No. If the damage is limited to a few courses above the roofline, those courses come out and get rebuilt while the sound brick stays. The technician sounds the whole stack first, because the surface can look fine while a course behind it is already loose.
Will the new brick match the old?
Each run of brick differs in size, color, and texture, and age changes it, so a repair rarely matches exactly. Size and color can be matched, and on the upper stack the difference fades with weathering. Matching the mortar color and tooling does more for blending than the brick itself.
How long before we can use the fireplace again?
The masonry needs time to set before it takes heat, and the flue should be checked for obstructions and for draft first. You will get a clear window before the work is done. A wood fire is held longer than a gas appliance because of the heat it throws.
Will fixing the crown stop the water coming in?
The crown is a common entry point, so it is the right place to start, but water can also enter at the flashing, the flue tile joint, or a cracked brick above the roof. All of those get checked on the same visit before a repair is scoped.
