Seasonal Tune-Up and Maintenance, on one written scope.
Filters, burners, coils, condensate, and the checklist that prevents a July breakdown.

What’s included on a seasonal tune-up and maintenance visit.
We inspect the cause, check what else it touched, and leave a written scope with materials and timing. The visit is free and there is no obligation to book the work.
What to know before the visit.
Have ready
Have the filter size written down and a replacement on hand, and clear access to both the indoor unit and the outdoor condenser, including the service panel side. Note any noise, smell, or room that does not keep up, and have the model and serial numbers where they can be read. The technician starts with the filter and blower wheel, then the evaporator coil and drain pan, then the burners and flue on the heating side. Capacities and pressures are read last, with the unit running under load.

The visit
A seasonal tune-up and maintenance visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.
What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For seasonal tune-up and maintenance, the tell is usually visible on the first visit, and we say what it means in plain English.
Permit
A tune-up is not a permit job and no inspection is involved. It is maintenance on existing equipment. A permit only enters if the visit turns into a replacement, a new flue, or new wiring. What the visit produces is a written record: the readings, the condition, and what is near the end of its life, so the next decision is made on numbers instead of on a breakdown in July.
On the Shore
A Shore house asks more of a tune-up than an inland one. The outdoor coil takes salt spray and pollen, and a coil dirty on the inside cannot reject heat no matter what the gauges say. The indoor coil runs wet for more of the year because the cooling season is long and humid, so the pan and trap grow film faster. The heating side sits idle through that humidity, which is why burners and flue pipe rust. Cleaning, not just looking, is the point.
When we leave
The handover is a set of readings and a running system. The technician confirms the temperature split, the charge by superheat or subcooling, the capacitor values against the rating, the condensate flow with the pan filled and drained, and the heat cycle. The blower is run through each speed it uses. You get the written findings. The care note: change the filter on the schedule written down, and rinse the outdoor coil from the inside out once a season.
Built with
A tune-up uses consumables and small components: pleated filters in the correct size, coil cleaner, pan treatment, and the occasional capacitor, contactor, or blower belt. A txv or a blower motor is a repair, not maintenance. Access panels go back with the right screws, and the filter is the pleated type that fits the cabinet rather than a trimmed pad. Belts are matched to the pulley, not stretched to fit.
How soon can we book this?
Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Seasonal Tune-Up and Maintenance is booked from the same Ocean Township base.
Do you work weekends?
Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.
Is this licensed work?
Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.
What if the job turns out bigger?
We stop and show you before we go any further, then quote the additional scope separately.
Will you clean up?
Floor protection, dust control, and haul-away are part of the visit, not an add-on.
How often should the system be serviced?
Once a year for each side: cooling before the season and heating before the first cold snap. A Shore house with a long humid summer and a heat pump benefits from both visits.
Do you clean the coil or just look at it?
Cleaning is part of the visit. A coil dirty on the air side cannot be judged by pressure readings alone, and a rinse is what brings the capacity back.
Will a tune-up find a problem before it breaks?
Often. Capacitors weaken, drains slow, and contacts pit before they fail outright. The readings show a part on its way out, and you decide whether to change it now or wait.
What is in the written findings?
The readings taken, the condition of the coil, drain, burners, and flue, and anything found that falls outside the tune-up. It is a record you can compare year to year.

Fallen flex, missing returns, and bath fans that blow into the attic.
AC Installation and Replacement
System replacement sized to the house, with the line set and the air handler done like a new install.
Furnace and Heating Repair
No heat, short cycling, or a pilot that will not stay lit on an older furnace.
Ductwork Repair and Sealing
