Downspout and Grading

What to know before the visit.

Have ready

Clear the ground along the foundation so the wall and the soil line are visible, and move anything stored against the house. If you can, watch where water goes during a heavy rain and note it for us. The first three checks are the slope of the soil within the first few feet of the wall, the downspout size and how many feet of run it needs, and where the water currently ends up, since a splash block at the corner just returns it to the same spot.

The visit

A downspout and grading visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.

What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For downspout and grading, the tell is usually visible on the first visit, and we say what it means in plain English.

Permit

Extending downspouts and regrading your own yard normally does not require a permit in New Jersey. A permit question comes into play when the grade change is significant, when water is directed toward a property line or a neighbor, or when a catch basin connects to a municipal system. A buried line in a right-of-way may also need approval. We check the town rules before the work starts.

On the Shore

Flat Shore lots and sandy soil mean water soaks in slowly and sits against the foundation. Freeze-thaw then works on both the soil and the wall: saturated ground expands, pushes the grade, and can crack a slab or step. Salt spray kills the grass at the drip line, so bare soil there erodes and puddles form. Downspout extensions and a positive slope away from the wall matter more here than a bigger gutter.

When we leave

We run water through each downspout and confirm it exits well away from the wall without pooling at the outlet. The regraded soil is firmed and checked for a consistent fall away from the foundation, and low spots are filled rather than hidden. Care note: keep the extensions in place through winter, since ice at the outlet will back water up the spout, and recheck the grade after the first freeze-thaw season.

Built with

Downspout extensions are corrugated or rigid plastic, and buried runs use solid pipe with a pop-up emitter or a splash block at the end. Catch basins are plastic with a grate, set in washed stone. Regrading uses screened topsoil or a compactable fill, finished with seed or sod. Plastic is chosen over metal for the buried parts because salt air does not rot it.

FAQ

Downspout and Grading questions

Have another question? Call (732) 333-7800 anytime.

How soon can we book this?

Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Downspout and Grading is booked from the same Ocean Township base.

Do you work weekends?

Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.

Is this licensed work?

Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.

What if the job turns out bigger?

We stop and show you before we go any further, then quote the additional scope separately.

Will you clean up?

Floor protection, dust control, and haul-away are part of the visit, not an add-on.

How far should a downspout discharge from the house?

Far enough that the water does not run back to the wall, and that depends on the slope. A short extension on a flat lot barely helps. We look at the fall and set the outlet where water actually leaves, not just where the pipe ends.

Can you fix a slope that runs toward the house?

Yes, by adding soil at the wall and building a consistent fall away from it. The first few feet matter most. We keep the soil below the siding and any flood vents so we are not burying the wall to fix the grade.

Do I need a catch basin?

Only if there is a low spot that cannot be graded out, or a downspout with nowhere to run. A basin gives water a place to collect and a line to carry it off. If regrading solves it, a basin is extra work for little gain.

Will the new grass survive?

New seed or sod needs regular watering until it roots, especially on sandy Shore soil. Rain alone is usually not enough in the first few weeks. We leave the surface ready to water and tell you what the new grade should look like once it settles.
