What to know before the visit.

Have ready

Note where the water is showing: the pan, the platform, the ceiling below, or the floor. Turn the system off at the thermostat if the pan is full. Clear access to the air handler and put a towel down, because the trap has to come apart. The technician checks the trap first for sludge and for whether it is deep enough to hold a seal, then the line's slope and where it terminates, then the float switch and the pan. The secondary drain or pan overflow gets checked too.

The visit

A condensate and drain line service visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.

What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For condensate and drain line service, the tell is usually visible on the first visit, and we say what it means in plain English.

Permit

Condensate service is not a permit job in New Jersey. Clearing a trap, replacing a drain line, and setting a float switch are maintenance and repair on existing equipment. A permit would only come in if the drain were rerouted into a new fixture, or a new pump circuit added. What matters is the test: the line gets filled and run, not poked with a wire and declared clear.

On the Shore

A Shore summer runs the air conditioner long and hard, and a line carrying condensate for months grows film in the pipe. Add the humidity and the trap stays wet year round, which is what that film needs. The result is a slow clog that backs into the pan and then through the ceiling, usually on the hottest weekend. What helps is a trap that opens for cleaning, a line with fall and few elbows, and a float switch that shuts the unit down before the pan overflows.

When we leave

The line is proved with water, not air. The technician pours water into the pan or the trap and watches it travel the full run to the termination, then lifts the float switch to confirm the unit shuts off. The pan is dried and the trap refilled so it holds its seal. The care note: if the drain terminates out of sight, watch for a slow patch on the foundation or the ground, and have the line cleared again before the next cooling season.

Built with

The parts are PVC drain line and fittings, a trap that can be opened, a float switch or wet switch in the pan, and a condensate pump where gravity will not carry the water. Insulation goes on runs through a hot attic, since an uninsulated line sweats and drips. Pan treatment tablets slow the film. A secondary drain line or a pan with a float is the backup, and having both is better than having one.

FAQ

Condensate and Drain Line Service questions

Have another question? Call (732) 333-7800 anytime.

How soon can we book this?

Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Condensate and Drain Line Service is booked from the same Ocean Township base.

Do you work weekends?

Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.

Is this licensed work?

Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.

What if the job turns out bigger?

We stop and show you before we go any further, then quote the additional scope separately.

Will you clean up?

Floor protection, dust control, and haul-away are part of the visit, not an add-on.

Why does the drain clog every summer?

Warm, wet, and dark is what the film needs, and a Shore cooling season supplies all three. A trap that opens and a line with fall and few elbows slows it down, but it still needs clearing.

The pan is full but the unit is still running. Why?

The float switch is stuck, missing, or wired past. It is a safety that should shut the unit off before the pan overflows, and it gets checked on every condensate visit.

Can I just use a shop vac on the line from outside?

Sometimes, if the termination is reachable and the clog sits at the end. It does not clear the trap and it does not prove the line is open. The trap has to come apart.

What is that gurgling sound?

Usually the trap losing its seal and pulling air, or a partly blocked line. It is worth checking before it backs up, since the sound is the drain telling you it is not moving water cleanly.
