What to know before the visit.

Have ready

Clear the floor around the bowl and leave a bucket and old towels within reach, since the bowl has to come up if the leak is at the base. Note whether the water shows up only after a flush or runs steady between flushes. Before anything is installed, the technician shuts the angle stop and checks whether it actually holds, measures from the finished wall to the closet bolt centers, and pulls the tank lid to watch the flapper and fill valve cycle.

The visit

A toilet repair visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.

What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For toilet repair, the tell is usually visible on the first visit, and we say what it means in plain English.

Permit

Replacing a flapper, fill valve, supply line, or seat is repair work and normally needs no permit in New Jersey. Pulling the toilet to replace a wax ring is still repair. A permit comes into play when a toilet is added or moved, when the drain or vent piping is altered, or when the work is part of a larger permitted bathroom project. Monmouth and Ocean County towns differ, so it is confirmed before work starts, and where a permit applies it is pulled and the inspections handled.

On the Shore

Shore bathrooms run damp year round, so the steel tank bolts, the seat hinge screws, and the shutoff handle are usually the first parts to corrode. Condensation on a cold tank keeps the bowl-to-floor joint wet, which softens the subfloor and lets the flange rust. That is why repair here leans on brass or stainless fasteners, a wax ring with a plastic horn, and a careful check of the flange before the bowl goes back down.

When we leave

Before packing up, the technician flushes the toilet several times and watches the base, the tank bolts, and the supply connections for weeping. The fill valve is set so the tank stops at the marked water line without running into the overflow, and the shutoff is opened and closed to confirm it still seats. You get a note on how long to leave the new seal undisturbed before normal use.

Built with

A toilet repair kit covers the usual parts: a fill valve with a float or diaphragm, a flapper sized to the flush valve opening, a braided stainless supply line, and a wax ring, with a wax-free seal used where the flange sits below the finished floor. Closet bolts and washers in brass or stainless resist the damp. A repair ring or flange extender is used when the closet flange is cracked or set low.

FAQ

Toilet Repair questions

Have another question? Call (732) 333-7800 anytime.

How soon can we book this?

Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Toilet Repair is booked from the same Ocean Township base.

Do you work weekends?

Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.

Is this licensed work?

Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.

What if the job turns out bigger?

We stop and show you before we go any further, then quote the additional scope separately.

Will you clean up?

Floor protection, dust control, and haul-away are part of the visit, not an add-on.

Do you have to pull the toilet off the floor?

If water is showing at the base, yes. The bowl comes up so the wax ring and the closet flange can be inspected. A running or leaking toilet that never reached the floor usually stays in place.

What happens if the flange is broken?

A cracked or low flange is common on older floors. It is often repaired with a metal repair ring or a flange extender rather than breaking concrete, and the bowl is only reset once the new surface is flat and sound.

My toilet rocks. Can that be fixed?

Usually. Rocking means the bowl is not sitting flat, which crushes the wax seal and opens the joint. The cause is found first, whether it is the flange, the floor, or loose closet bolts, and it is corrected before the bowl is set again.

Should I keep using chemical drain cleaner?

No. Harsh cleaners sit in the trap and attack the rubber flapper and the seals, and they do not fix a weak flush. Mechanical clearing or a proper adjustment is safer for the parts inside the toilet.
