What to know before the visit.

Have ready

Clear the wall from floor to ceiling and move furniture back about four feet. Take pictures or mirrors off the wall and pull nails. Tell us before the visit if the ceiling above has ever leaked, because a stain usually means the crack is still moving. On arrival we check three things: whether the plaster has lost its key and is drumming off the lath, whether the crack is a hairline in the finish coat or a crack that runs through the brown coat, and how far the wall has already been patched with joint compound.

The visit

A plaster repair and skim coating visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.

What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For plaster repair and skim coating, the tell is usually visible on the first visit, and we say what it means in plain English.

Permit

Interior plaster repair and skim coating normally does not require a permit in New Jersey. It is a finish repair, not structural, electrical, or plumbing work, so no inspection is triggered. A permit becomes relevant only when the scope grows into cutting or replacing framing, removing a load-bearing wall, or adding outlets or fixtures inside the opened wall. If that happens we stop, explain what changed, and handle the permit before any further work.

On the Shore

Shore houses take plaster damage from the inside out. Salt air keeps indoor humidity high, so old lime plaster stays damp and the keys soften where they grip the lath. Winter freeze-thaw then pops the finish coat off in saucers, usually near a cold exterior corner or under a window. Skim coats here need to breathe rather than seal tight, and the repair has to be fully dry before priming or the new finish will blister within a season.

When we leave

Before leaving we let the skim coat dry to a uniform color, then check it under a bright light raked across the wall so ridges and missed hollows show. We press the repaired area by hand to confirm it is bonded, not drumming, and sand the edges feathered into the existing finish. You get a note on how long to wait before painting and a reminder that fresh plaster holds a slight sheen difference until the first full coat cures.

Built with

The job uses setting-type patching compound for the base fills, because it hardens by chemical set rather than by drying and will not shrink out of a deep crack. Paper joint tape bridges the cracks, and a thin gypsum-based skim coat goes over the whole area. For historic lime plaster we use a lime-based patching mortar that stays softer than the surrounding wall. Primer is a high-solids drywall sealer so the new work does not flash through the paint.

FAQ

Plaster Repair and Skim Coating questions

Have another question? Call (732) 333-7800 anytime.

How soon can we book this?

Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Plaster Repair and Skim Coating is booked from the same Ocean Township base.

Do you work weekends?

Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.

Is this licensed work?

Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.

What if the job turns out bigger?

We stop and show you before we go any further, then quote the additional scope separately.

Will you clean up?

Floor protection, dust control, and haul-away are part of the visit, not an add-on.

Will the repair be visible after it is painted?

A proper skim blends into the surrounding wall, but any repair changes how light rakes across the surface. Under bright side light you may see a slight texture difference for a while. Once the wall is primed and painted, most people cannot find it.

Do you have to take the whole wall down to fix one crack?

No. If the plaster is still bonded, we open the crack, tape it, and skim only the affected area. The whole wall comes down only when the keys are gone across a large section and the plaster is falling on its own.

How long before the wall can be painted?

Setting compound can be painted the next day once it is completely dry and uniform in color. Lime-based patching takes longer and wants to cure slowly. We tell you the specific wait before we leave, and we do not rush it.

Can you match the texture of the old plaster?

Usually close, not exact. Old plaster has a texture from the original trowel work and decades of paint. We match the surrounding surface as well as we can and blend the edges, but a hand-applied finish never copies another hand exactly.
