Insulation
Attic insulation pulled back the right way, and the bath fan that was heating the roof deck. We do this across Monmouth and Ocean County from Ocean Township. Call and we come look before we write the scope.

Insulation, on one written scope.
Attic insulation pulled back the right way, and the bath fan that was heating the roof deck.

What’s included on an insulation visit.
We inspect the cause, check what else it touched, and leave a written scope with materials and timing. The visit is free and there is no obligation to book the work.
What to know before the visit.
Have ready
Clear the attic floor of stored boxes along the path the technician needs, and if there is a kneewall door, empty that closet too. Have the bath fan and any recessed lights identified, and say if a fan has ever run long enough to fog the mirror for an hour. The technician checks three things first: the depth and type of what is already there, whether the soffit vents are open and baffled, and whether the top plates and light housings are actually sealed. Loose fill will not fix an open chase.
- Batt or blown top-up
- Baffles at the soffit
- Air seal the big holes
- Kneewall doors
The visit
Attic work starts with the air leaks: the chase, the can lights that are not rated for contact, the bath fan housing, the top plates. Cellulose or batts on top of those holes do not stop the heat. Baffles stay open at the soffit so the roof can breathe.
A kneewall in a cape cod is the missed spot. The floor of the kneewall attic and the kneewall itself need coverage, and the door needs weatherstrip. Stuffing the slope and ignoring the kneewall is why the bedroom stays cold.
Permit
Blowing or laying insulation into an attic is a maintenance upgrade, so no permit and no inspection apply. What does need one is anything with a wire in it. A recessed housing swapped for a sealed unit, a bath fan that gets a new circuit, or damaged wiring found under the old fill all go through the town as electrical work. Utility rebate programs verify the job their own way. Live knob-and-tube stops the work until an electrician clears it.
On the Shore
The shore climate is a humidity problem before it is a cold problem. Warm moist air from the house rises into the attic, meets a cold roof deck, and condenses, which is how a deck gets dark and a rafter end rots. That is why air sealing comes before R-value here. Baffles keep a channel at the soffit so outside air still moves under the deck, and the bath fan must exhaust outdoors, not into the fill. A duct ending in the fill wets the deck all winter.
When we leave
Before the attic is closed up, the technician confirms the installed depth at several points, that the soffit baffles are still clear and not buried, and that the kneewall door closes against its weatherstrip. The bath fan is run and the exterior cap is checked for airflow. If air sealing foam was used, it is allowed to cure before anything is piled against it. The care note is to keep the attic path clear, because batts that get walked on and compressed lose most of their value.
Built with
The materials are unfaced or faced batts, blown cellulose or fiberglass, rigid foam board cut for the kneewall and the attic hatch, and expanding foam or caulk for the air sealing. Baffles are rigid channels stapled at the soffit to hold insulation off the vent opening. The batts and blown material handle the R-value, but the foam and caulk handle the holes. The technician will not bury a non-rated light or leave a bath fan duct ending in the fill.
Do you add insulation to a cathedral ceiling?
Only if there is a ventilation channel. Packing a cathedral bay solid with no air gap cooks the shingles.
What about knob-and-tube?
We do not bury live knob-and-tube. If we find it, the insulation plan stops until the wiring is addressed.
R-value targets?
We tell you what is there and what the bay can hold. More than the bay can hold means it is packed against the roof, which we will not do.
Do you insulate a basement band joist?
Yes. That rim is a direct hole to the outside on most Monmouth County ranches, and it is a better first dollar than another foot of cellulose.
Will you move the flooring in the attic?
A path of boards can stay if it is not compressing the whole attic. Flooring laid tight over the joists is why the insulation underneath is flat and useless.
Bath fan duct buried in insulation?
We reroute it to a cap. A duct that ends in the cellulose is a wet roof deck.
Will more insulation fix a cold bedroom over the garage?
Only if the air paths are sealed first. That room usually has an open chase or a missing kneewall cover, so heat escapes around the insulation rather than through it. Sealing comes first for that reason.
Does the attic need a vapor barrier?
It depends on what is already there and how the attic vents. Piling a second vapor barrier over an existing one can trap moisture between them. The technician checks the assembly and matches what the house already has.
Can you insulate around recessed lights?
Only after the housings are rated for contact or a cover is built over them. Insulation against a hot non-rated can is a heat problem. That work may need an electrician, and it is identified before any fill goes down.
How do you handle the attic hatch?
The hatch gets rigid foam on the back and weatherstrip at the frame, because it is often the biggest single hole in the ceiling. An uninsulated hatch in a cold snap performs about as well as an open window.
