What’s included on a drainage and regrading visit.
We inspect the cause, check what else it touched, and leave a written scope with materials and timing. The visit is free and there is no obligation to book the work.
What to know before the visit.
Have ready
Clear the area along the foundation and move anything that will be in the way of soil work, including planters and hoses. If you can, test the downspouts with a hose and watch where the water ends up. The first three checks are the existing grade and where water actually ponds, the downspout routing and its outlet, and how the soil drains, because sandy fill and heavy clay need different handling and a steeper fall.

- Regrade and seed
- Catch basin or drain

The visit
A drainage and regrading visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.
What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For drainage and regrading, the tell is usually visible on the first visit, and we say what it means in plain English.
Permit
Regrading a residential yard and extending downspouts normally does not require a permit in New Jersey. The town may look at grading that changes drainage toward a neighbor, work inside a flood zone or wetland buffer, or a new connection to a storm system. Because the Shore has both flood zones and tight lots, we check the local rule before moving soil rather than after.
On the Shore
The water table here is close to the surface, so a low spot in the yard may be the top of groundwater rather than a grade problem, and soil alone will not fix it. Freeze-thaw reworks fresh fill for a season or two, so the surface has to be built with enough fall to still drain after it settles. Sandy soil drains fast but erodes, and salt spray leaves the drip line bare, which makes puddling worse along the wall.
When we leave
We run water at the high side and follow it to confirm it leaves the yard instead of pooling somewhere new. The new grade is checked with a level for a consistent fall away from the wall, and the surface is firmed so it does not settle into a hollow. Care note: keep the downspout extensions in place, recheck the low spot after the first heavy rain, and water any new seed or sod until it roots.
Built with
Regrading uses screened topsoil or a compactable fill brought in to build the fall, finished with seed or sod. Where water has nowhere to go, a catch basin and a buried solid drain line carry it to a safe outlet. Pipe is rigid or corrugated plastic set in washed stone, and the outlet is a pop-up emitter or splash block. Edging and stone keep soil from washing across a walk.
How soon can we book this?
Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Drainage and Regrading is booked from the same Ocean Township base.
Do you work weekends?
Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.
Is this licensed work?
Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.
What if the job turns out bigger?
We stop and show you before we go any further, then quote the additional scope separately.
Will you clean up?
Floor protection, dust control, and haul-away are part of the visit, not an add-on.
Will regrading alone fix a wet basement?
Only if the water is surface water running toward the wall. Groundwater below the slab needs a different approach, such as a sump pit or an interior drain. We tell you which one you have before recommending the work.
What if water still stands after the work?
A stubborn low spot or a high water table can leave water where it collects. That is when a catch basin or a drain line is added, and sometimes a pump. We check with water after the work and add what the site actually needs.
Do you have to remove my plants?
Where the grade changes, plants in the way are lifted and set back as well as we can. Anything too large or too close to the wall may need to move. We walk the bed with you before any soil is moved so nothing is a surprise.
