Deck Staining and Sealing, on one written scope.
Wood and composite decks cleaned, brightened, and sealed with the product the boards were made for.

What’s included on a deck staining and sealing visit.
We inspect the cause, check what else it touched, and leave a written scope with materials and timing. The visit is free and there is no obligation to book the work.
What to know before the visit.
Have ready
Clear everything off the deck, including planters and grills, and pull furniture back from the railing so the whole surface can be reached. Note any board that rocks underfoot. Three checks come before any cleaner is mixed. The wood gets a moisture test, since boards that still read wet will not take stain evenly. Board gaps and the ledger and rim area are inspected so water is not being held against the house. Popped nails are counted.
- Wash and brighten
- Test for moisture
- Stain or sealer

The visit
A deck staining and sealing visit starts by naming the failure, not by selling the fix. We check what the problem touched, protect the floors and the rooms below, and leave a written scope. The work is done in one sequence by the same company, so the trade that caused the damage is the trade that closes it.
What fails first on the Shore is what we look at: salt-rotted fasteners, water finding the soft spot, and the 'quick fix' that never dealt with the cause. For deck staining and sealing, the tell is usually visible on the first visit, and we say what it means in plain English.
Permit
Cleaning and sealing an existing deck in New Jersey does not normally require a permit, and no inspection applies to the coating. Repairing boards, tightening the ledger, or replacing railing sections can bring in a permit depending on how far the work goes. If the structure stays and only the surface is coated, nothing is filed.
On the Shore
Salt spray and windblown sand act like sandpaper on a deck finish, and sun dries the surface faster than a coating can cure, so film-forming sealers crack within a season or two. Humidity is the other half: wood holds moisture, and a board that is damp inside pushes the finish off from below. Freeze-thaw lifts boards and works fasteners loose. That is why penetrating products are chosen over heavy films and gaps are kept clear.
When we leave
The finish is checked by touch and by eye for lap marks, pooled areas, and dry patches that soaked in unevenly. A few drops of water are placed on the boards and watched, since water should darken the wood rather than stand on the surface, which tells you the product penetrated. Fasteners are confirmed set below the surface. The care note covers furniture and foot traffic timing.
Built with
A wood cleaner and a brightener are used first, because the cleaner lifts dirt and the brightener balances the pH so stain takes evenly. For wood, a penetrating oil or waterborne stain is chosen over a film-forming sealer, since it moves with the board instead of cracking on top. Composite decking takes a cleaner and sealer made for that surface, not a wood stain. Coated fasteners replace anything that is rusting.
How soon can we book this?
Call and we usually get an on-site look scheduled within a day or two, sooner for anything active. Deck Staining and Sealing is booked from the same Ocean Township base.
Do you work weekends?
Yes. Saturday appointments are normal, and emergency repairs are answered 24/7.
Is this licensed work?
Licensed and insured, NJ HIC #13VH09886800. Where the town requires a permit, we pull it.
What if the job turns out bigger?
We stop and show you before we go any further, then quote the additional scope separately.
Will you clean up?
Floor protection, dust control, and haul-away are part of the visit, not an add-on.
Should I stain or just seal the deck?
Stain adds color and UV protection, and a clear sealer protects the wood without changing how it looks. A clear finish on bare wood leaves it open to graying from sun. Board condition and how the deck gets used decide which way to go.
How long after staining before we can walk on it?
It depends on the product and the weather, so timing is given at the end of the job rather than guessed. Humidity slows the cure, which is common here. Furniture waits longer than foot traffic.
Does composite decking need anything?
Composite takes a cleaner made for it and usually a sealer that slows staining and fading. It is not stained the way wood is, and a wood stain will not bond to it properly. Your deck material is confirmed first.
Can the gray wood be brought back?
Cleaner and brightener remove most of the gray and bring back the natural tone, which is why brightening comes before staining. Wood that has gone soft or checked deeply will not come back. Boards too far gone are pointed out.
